Let's talk about Phase 1 Assessments!

In the first of our series delving into the services offered by New Geosciences Limited, we look at the Phase 1 Assessment, the first step in a phased approach to contaminated land risk assessment.
What are they?
A Phase 1 Assessment, or a desk study, includes the review of geological, historical and environmental information. A site walkover survey is also undertaken to identify potential sources of contamination and geotechnical risks. An initial conceptual site model (CSM) is developed for the site, identifying potential source-pathway-receptor linkages, and a preliminary geo-environmental risk assessment is undertaken. In addition, potential geotechnical risks are assessed, such as unfavourable ground/ groundwater conditions, mining, cavities, slope instability etc.
When are they required?
A Phase 1 Assessment may be required for the following:
To support a planning application or to discharge an existing planning condition.
By a warranty provider, such as the NHBC.
As part of due diligence during land or property transactions, financing, insuring etc.
What's included?
Each of our Phase 1 Assessments includes the following:
A thorough review of geotechnical and geo-environmental desk study information.
An initial conceptual site model (CSM) and risk assessment.
A summary of identified potential geotechnical risks.
Recommendations for further work (e.g., a Phase 2 Intrusive Investigation), if required.
We will also discuss the findings of the assessment over a phone or video call, providing an opportunity for questions to be asked and next steps confirmed.
Who prepares the report?
All of our Phase 1 Assessments are prepared by a Chartered geologist and registered ground engineering professional with significant relevant experience.
How long do they take?
We can typically prepare a Phase 1 Assessment within two working days, assuming access is available for the walkover survey. A Phase 1 Assessment can also be combined with a Phase 2 Intrusive Investigation, providing a cost and time efficient approach to the process.
How much does it cost?
